We offer multiple industrial sites in existing industrial parks with full utilities, zoning, etc. to help expedite your project. We also offer planned industrial sites for future development. All sites are approximately a one-hour drive from the Hyundai Motor Group Metaplant America.
Park West consists of 187 acres. It is located on the Golden Isles Parkway (U.S. Hwy 341) west of Baxley. The park has a 300,000-gallon elevated water tank and 8-inch water and sewer lines with services provided by the City of Baxley. In addition to 4” high pressure steel main natural gas line. There are 9 sites available ranging from 4.4 acres to 16.8 acres. The park can accommodate buildings from 25,000 sq. ft. to over 150,000 sq. ft.
Park East is located east of Baxley on the Golden Isles Parkway (U.S. Hwy 341), a four-lane highway connecting Interstates 75 and 95. The largest available site is 80 acres, 14 acres of which fronts U.S Highway 341 for commercial/industrial use.
Sweetwater Creek Industrial Park, located on the Golden Isles Parkway, consists of 128 acres. The largest available site is 12 acres. This park is a joint venture between Appling, Bacon and Jeff Davis Counties. The park is served by Norfolk Southern Railway and connects with the Georgia Port Authority terminals in Brunswick.
The Appling County Rail Park is a planned industrial development on nearly 400 acres just east of Baxley. The park will provide sites up to 100 acres in size and will feature direct Norfolk Southern Rail services. We are in the planning phase now, please feel free to contact us for more information.

Local incentives are available on a case-by-case basis in the form of potential tax abatements, land pricing concessions and other economic development support. The State of Georgia provides certain statutory incentives that are available to any eligible project including tax credits and potential loans & grants. Each project is unique and will qualify for incentives dependent upon job creation numbers, wage rates, capital investment levels and other community and regional impacts.
Georgia's portfolio of incentives begins with a tax credit to spur job creation, and includes an array of other credits for investing in R&D, shipping through ports, and making key expansion investments. Georgia tax exemptions are just as robust: they can save you lots of money in startup and operating costs. All of this is anchored by a 5.75% corporate tax rate based on single-factor apportionment.
